Steps On How To Secure A Building Permit For A Building Construction In The Philippines

When applying for a building permit, proper procedures must be followed to facilitate fast processing, which are as follows: secure and fill-up application form, comply with all the requirements, submit supporting documents, allow the official to review documents, site inspection will be conducted, evaluation and assessment, pay corresponding fees, submit official receipt, processing of permit, approval of permit, and releasing of permit.

Building permit is a mandatory document required by the government prior to construction of building. This is issued by the building official to the building owner once found to have satisfactorily passed the implemented regulations, so that the applicant can proceed to the erection, renovation, installation, and the likes. The following are steps on how to secure a building permit in the Philippines.

Secure and Fill-up Application Form

Secure an application form at the municipality where the building will rise. Completely fill this up since incomplete form will lead to delayed processing time.

Comply with All the Requirements

Once you have the filled-up form, secure the following necessary documents to support the application namely:

* Barangay clearance
* Land title or Tax declaration
* Contractor agreement with actual project cost
* Fully filled-up application forms: sanitary, plumbing, mechanical, electrical
* Tax clearance
* Duly signed specification plan or sketch plan, whichever is applicable
* Zoning clearance
* Fire hazard clearance

Submit Supporting Documents

After having complied with all the documents, submit them to the building official assigned to your area.

Allow the Official to Review Documents

The submitted pertinent documents will be reviewed by an authorized government official. It is during this stage where one will know whether the requirements qualify or not.

Site Inspection will be Conducted

Once everything has been reviewed, the site inspection will follow. The owner, together with the representative will go to the site for inspection.
